I was reminded a few days ago that one of the best kept secrets in he area is that Pasco and Hernando counties are home to one of the largest pigeon racing clubs in the United States. Some even call this area “Little Belgium” because the country of Belgium is know as the pigeon racing capitol of the world.

The Gulf Coast Homing Pigeon Club has over 200 local members who actively participate in pigeon racing here and other Florida locations. There are approximately 20 pidgeon racing clubs in the state.

The birds involved in pigeon racing live pampered lives here in nice looking lofts which in some cases resemble the homes their owners live in.

Pigeon racing in Pasco and Hernando counties is just another one of those secret amenities that we all enjoy.

I have recently seen increased activity in the neighborhoods around the large dry lakes in Spring Hill in Hernando County on Florida’s Nature Coast. Could it be that people are hoping to cash in on super-low prices expecting that some day they will own lakefront property? There are several homes available for under $100,000 and those right on the dry lake are going in the mid to upper $100’s.

The neighborhood is a mixture of small and large, old and new, with and without pools so there’s quite the selection. And they are convenient to everything.

Even without being filled with water, the dry lakes provide for open space, great views, the sounds of wildlife and privacy.

Now may just be the right time to own “lakefront” property at an incredible price. Check it out!

I’ll bet that most people reading this would not believe that they could own a single-family home, on the water with direct Gulf access for under $150,000! In Hernando Beach, on Florida’s Nature Coast, there are 2-bedroom homes with docks and DIRECT ACCESS to the Gulf. You can even get deep-water canal properties for your large boat. Grab a little piece of heaven for yourself before the prices go back up.  Whether you enjoy your find as-is or decide to update or replace it, there has never been a better time to finally own a piece of the Gulf Coast!

These days it is hard to find a property for sale in Florida that is NOT a short sale. This should not scare you away from the market, however. I know there have been many horror stories about how long it takes, competing offers – it goes on and on. What most buyers don’t know is that the process can be smooth or rough, depending on the agents involved.

The listing agent should always be intimately involved in the short sale process. Your buyer representative should ask the right questions of the listing agent in order for you to know what you are facing.

1. How many banks are involved?
2. Have all of them approved a price?
3. How long has it been in the process?

Working with a knowledgable buyer’s agent can make all the difference in getting the deal done. So don’t be afraid to get out there and find an incredible deal. Just make sure you have someone to help you. The deals in Hernando and Pasco Counties on Florida’s West Coast are numerous and just waiting for the right buyer!

With prices so reasonable in Hernando County, now is a perfect opportunity to get a beautiful home for a great price. I was looking at a few websites over the last few days. I found new houses priced at $70,000.00. That same house was priced at $ 165,000.00, just last year. These houses have never been lived in. WOW.. what a great deal!  With interest rates so low, now you can get a lot more house for your money. I guess the builders’ loss can be considered a buyers gain. Many of  them were listed in areas like Weeki Wachee, Spring Hill, Ridge Manor and Hernando Beach. All these areas are great year round, but, especially in the summer. If you have a boat, the Gulf of Mexico is only a short drive away! Great for boaters and fisherman. Why move to a crowded area? Come find Hernando County. You won’t be sorry!!

When looking for real estate in Hernando County on the West Coast of Florida, properties to the east in the county are often overlooked. Located just west of the Suncoast Parkway, East Linden Estates in Spring Hill offers a variety of beautiful homes on large lots. It’s a peaceful area away from the hustle and bustle of Commercial St (Highway 19) yet offers a quick highway run into Tampa, the airport and the Clearwater/St Pete beach areas.

There have been quite a few instances where BOA, who was suppose to help customers modify their loans, through a government loan are NOT helping! The customers cannot get reach the caseworkers at BOA, and when they do, after submitting lengthy paperwork, they find that the person they were dealing with is either gone or can’t find the paperwork. I can relate – we have that with short sales at BOA.

The government had intended for BOA and other banks, to help modify mortgages so that the customers would not lose their home. In one instance someone who had been injured on his job, had asked BOA if he could skip payments for 90 days until he had gone back to work. This individual wanted to secure a permanent modification but had a hard time finding someone to call him back. After five months and about 40 e-mails, he did get the bank to reduce his payments by approximately $126 a month. The catch – they charged him for late payments, tacking it onto the balance and he now owes $10,300 more than what he had originally borrowed. He is now paying on a house that is not even worth what the mortgage is.

The Treasury Department had implemented the Home Affordable Modification Program which was suppose to help homeowners who were at risk for foreclosure. It was to reduce their monthly payments and banks received $1000 for each modification as long as the customer was current for three years. Who are they bailing out – the customer or the bank?

BOA,one of the largest banks, has somehow been on the low end of helping customers receive loan modifications. Should the government be checking more on the banks and the mess they originally got everyone in? I think so.

I had a customer who wanted to see a listing today and I called the listing agent who called the seller. The seller first told us one time, changed it a couple of more times to the point where we couldn’t schedule it. It turns out that it is a divorce situation and he is not cooperating as much as he could. Unfortunately, this behavior just hurts everyone involved.

I also showed a rental property and the woman showed up with her son. When asking who was intending to occupy the premises, she had tears in her eyes and said, probably just me and my son. After she decided she and her son would like to rent, she asked her son to wait in the car. She then was very honest by telling me she had some financial difficulties and that she was separating from her husband and there were more tears.

Financial woes are causing some serious emotional and more financial problems. I do not know the particulars of each of their personal stories, but the sad truth is we need to find a better path and try to stay together if possible.

The stress of our economy is causing a lot of these problems and we need to find a solution. Families are falling apart and the fallout for these children down the road will not be a positive.

I remember being a newlywed in Clearwater, FL in 2003. We owned a condo on Bayshore Blvd with wonderful views of the water and a short walk to quaint, fun and beautiful Safety Harbor.  After a while, we wanted a single family home to grow a family.  Moving up would soon prove to be a very difficult task.  We soon realized that the availability of homes in the mid 100,000 range in move-in condition was very hard to find. When we did find one, we were outbid over and over again.   We settled for a fixer upper in the historic Seminole Heights community in Tampa, FL.  After lots of time and effort, we restored the home, built “sweat equity” and sold for a handsome profit 2 years later.

We moved up to a new home in Pasco County which we enjoyed for 3 years and now live in Hernando County in the beautiful community which borders Barony Woods and West Linden Estates.  We now enjoy spacious 1-acre lots, unique home designs, a great school district and peace and quiet which is occasional interrupted by a hooting owl.  This was all made possible because we took the leap into home ownership 7 years ago and even through all the ups and downs of the market, we have prevailed.

As I watched the market soar back then, I used to worry that homeownership in Florida would soon be out of reach of most newlyweds, first-time homebuyers and retirees.  But, through this very difficult market adjustment, it is now once again attainable.

To my surprise, instead of buyers being excited about these opportunities, I see a lot of inaction driven by fear and media hype. Yes, this current “Buyer’s Market” makes it difficult on Sellers, but, we all get our turn. If you are in a position to be a Buyer in today’s market why not go for it?  Why wait until the market starts to “improve” for Sellers and home prices to go up?  You just might miss your opportunity once again.  So what are you waiting for? Don’t let hindsight be your marker. Get on the mark, get set and let’s go!
